UK: Rail modernisation and property law amendments

From The Lawyer

The Labour Party’s new rail plan , which launched on 25 April, sets its sights on reshaping the future of rail travel, with a focus on enhancing efficiency, connectivity and sustainability. The plan includes additional funding for rail infrastructure, enhanced passenger services and support for green initiatives. While the proposed modernisation efforts present many opportunities, they would also bring with them new challenges for rail companies. Check out this and the following Shoosmiths briefing to learn more about the UK’s plans for updating transportation.

The Mobilise 2024 conference, which took place in London last month, explored how we can accelerate the transformation of transport and its supporting infrastructure. Some of the topics discussed by the attending public and digital sector leaders include innovation, achieving net zero, and leveraging the benefits of AI and data.

On 29 March the Government published amendments to Approved Document B (Fire Safety) which confirm the long-awaited requirement for more than one common staircase to be provided in residential buildings of 18+ metres. The changes include design provisions that support the use of evacuation lifts in blocks of flats. Find out more about the amendments to Approved Document B and their implications in Gowling WLG’s briefing, and also read its briefing summarised below for more real estate developments.

Following the abolition of ground rents for qualifying residential leaseholds through the Leasehold Reform Act 2022, the Leasehold and Freehold Reform Bill is poised to continue the Government’s ambitious property law reform plans. Many of its clauses have the effect of amending the Building Safety Act 2022, ensuring that it operates as intended.
